Pet and furnished rental in France

Do you have a cat, a dog, or an exotic pet (NAC) and are looking for a furnished rental in France? In 2025, the rules about pets in rental properties are clear: in most cases, a landlord cannot forbid a tenant from having a pet. However, some conditions must be respected.
Can you have a pet in a furnished rental?
Yes. In France, the law protects tenants’ rights to live with a pet, even in furnished accommodations. The landlord cannot prohibit pets in the lease agreement, except in rare exceptions (see below).
This applies to both long-term furnished rentals and short-term or seasonal furnished rentals.
Tenant responsibilities when living with a pet
The tenant is responsible for their pet. They must ensure:
- Respect for the neighbors’ peace and quiet (no excessive barking, no disturbances)
- Cleanliness in the building’s common areas
- No damage to the rental or the building
Good to know: noise from a pet can be considered a nuisance if it exceeds 5 decibels during the day or 3 decibels at night (9:30 p.m. – 7 a.m.).
Prohibited clauses in rental contracts
A clause banning pets in a rental lease is considered abusive and therefore invalid. Even if you signed a lease with such a clause, it cannot legally be enforced.
You are also not obligated to inform the landlord that you have a pet, as long as you follow the rules of respectful cohabitation.
Exceptions: when can a pet be refused?
A landlord may refuse:
- A category 1 dog (attack dogs, such as pit bulls)
- Certain exotic pets (e.g., tarantulas, scorpions, protected species like hedgehogs)
